Plans for four new apartment buildings at former Phoenix Park racecourse site

Development company Flynn & O’Flaherty is planning more apartments at its development at the former Phoenix Park Racecourse site.

The site, which was previously proposed as a potential site for the new Children’s Hospital, will contain 77 units in four new apartment buildings.

If granted permission, the buildings would range between four and seven storeys and would be topped with solar panels.

The development, next to the main N3 Dublin to Navan road, would largely consist of two-bedroom units, with 11 one-bed and eight three-bed apartments.

The development comes at a time of huge demand and a shortage of accommodation in the city has driven up both prices and rents.

Flynn & O’Flaherty has built a series of residential developments on the 100-acre site it originally bought in 1998, but the planning process for apartments has proven difficult for some nearby developments in recent times.

Last year, the Office of Public Works lodged an appeal with An Bord Pleanala against a decision by Dublin City Council to grant permission for a four-storey apartment in order to prevent a precedent of housing developments close to the Phoenix Park, it was reported.
